Welcome to the July issue of our newsletter.

Good news! At its meeting today, the Reserve Bank of Australia decided to lower the cash rate by 25 basis points to 3.50%, effective 6 June 2012. We now wait with interest to see what the lenders do with their home loan rates.

A major decision has recently been made as part of the NSW Budget. The first Home buyers grant of $7,000 is about to come to an end on 30 September 2012. This leaves a 10 week window of opportunity for any potential first home buyers to exchange on an existing property and still receive the $7,000. Government assistance will now be about "new dwellings" and not "existing dwellings". For more information in relation to the new scheme please read the first article below or should you have any further questions please do not hesitate to contact us as the new rules are relatively complex.

Also in this issue we discuss about switching home loans in order to get a better deal and all about the pros and cons of paying more off your mortgage or diverting it into your super. With the end of the financial year here, make sure you have all your property investment tax strategies in place and for a bit of humour test how strong your brain is.
